Reconfiguring a premium penthouse — cash flow analysis and yield per m²

Case study: transforming a suboptimal real estate asset into a flexible residential space with increased yield.

The challenge

The owner of a 180 m² penthouse in a central area was facing a seasonal occupancy rate and unstable cash flow. The space was rigidly partitioned, without the possibility of adapting to the demands of the short-term rental market.

The approach

We conducted a detailed analysis of the yield per square meter and proposed a reconfiguration of the floor plan: removing non-load-bearing interior walls, creating three independent premium units (2×65 m² + 1×50 m²), and integrating modern minimalist interior design solutions.

The goal was to maximize market value and reduce operating costs by 22%.

Implementation

The work lasted 14 weeks and included:

  • — Structural reconfiguration and new installations (electrical, HVAC)
  • — Premium finishes: solid wood flooring, warm natural lighting, modular furniture
  • — Implementation of a property management system to optimize cash flow
The result

After completion, the yield per m² increased to 14.5%, and the monthly cash flow stabilized. The market value of the asset increased by 31% compared to the initial appraisal.
